Revaluation of all land and real estate
Triggered by a judgment of the Federal Constitutional Court of April 10, 2018 (case no.: BvL 11/14, 1 BvR 889/12, 1 BvR 639/11, 1 BvL 1/15, 1 BvL 12/14), the reform of the property tax. The tax offices determine the value of the property with the key date January 01st, 2022. The property tax will be based on this value in the future.
The tax offices have already collected a lot of data for the recalculation, more will be added by the declaration to determine the property tax values, which will be transmitted digitally from July 2022. The website of the Federal Ministry of Finance is based on data such as the location of the property, property area, standard land value, type of use, living space and the year the building was built.
All information must be available to the tax offices by October 31, 2022 at the latest, although extensions of the deadline are possible. Every property owner must file a tax return.
From 2025, based on the available declarations and data, the property tax assessments of the municipalities will follow with the new property tax.
Almost 36 million properties in Germany have to be revalued as a result of this reform.
