Anyone who has been looking for a suitable apartment in recent years knows that finding an apartment is becoming increasingly difficult.
The main reason for this is a lack of living space and therefore constantly increasing demand.
This does not only affect Germany's metropolises, it is now also normal in other regions for a large number of people to apply for an apartment within a very short time.

In the end, only the “perfect tenant” wins.

Once you have found your dream apartment, preparation is everything.
Now you have to convince the landlord/agent, which is similar to a job interview due to the competition.
Therefore: Be one step ahead of the competition!

What is the best way to proceed now?

  • first make a request by email or phone
  • show your understanding that apartments are often still occupied and that the appointment is therefore based on the current tenant
  • create an overview of the requested apartments and the respective providers in order to keep an overview
  • due to the already mentioned high demand, not every interested party can always be offered a viewing; so it is important to be fast

If you are invited to a viewing appointment and meet the landlord/agent, courtesy, a well-groomed appearance and, above all, punctuality are basic requirements.
Please express your interest on site. However, they should not appear exaggerated or artificial.
Naturalness is the magic word. A friendly demeanor increases the chance of being shortlisted.

After the inspection, the documents and their completeness are now decisive.
Which documents are usually required?

  • Tenant self-assessment (personal information)
  • identity card
  • Proof of income or employment contract
  • Certificate of no rent arrears from the previous landlord
  • Schufa information (or permission to obtain Schufa information)
  • in the case of low income (e.g. trainees/students), proof of a guarantee
  • proof of dog liability insurance if you own a dog

 

Based on the available documents, the landlord/agent now chooses his “perfect tenant”:

  • Income
    Is there a verifiable income and is this sufficient to be able to pay the rent?
  • rental start
    Can the apartment be rented to potential buyers at the earliest possible point in time, thus avoiding vacancies?
  • Debt Freedom
    Do the Schufa information and previous landlord certificate have positive characteristics at best?
  • house community
    How well does the interested party fit into the household?
  • apartment use
    Is the number of people, any pets and purpose (e.g. commercial use) suitable for the apartment and its size?

If you emerge as the "perfect tenant", nothing should stand in the way of a commitment to the desired apartment.
